What should I know before my
son/daughter chooses a new apartment home?
A lease is a basic agreement between your child and the owner of
the community. The lease is legally binding and enforceable through
the legal system. If they choose to move out before the end of the
lease terms, the resident could still be responsible to pay the
remainder of the lease agreement.
What deposits are required?
Deposits are equal to one month of rent, but can be waived with
approved credit and income equal to 3x the monthly rent. This
deposit can also be waived if an approved guarantor is provided. If
tenant fails to make payments on the apartment, the guarantor will
be responsible to provide those payments. Deposits will be refunded
after final inspections are completed with no damages to apartment
or furnishings. A guarantor must meet the following criteria: be 27
years of age or older, have good credit standing, and gross 3 times
the rental amount monthly.
Is renters insurance required?
No, however it is encouraged. Renters insurance is a policy you can
purchase to protect your personal property as the
management/landlords is not responsible for replacement to tenants.
Replacement of your belongings if they are damaged, lost, or stolen
could be covered. TCC does not promote any specific insurance
coverage company to use.
What type of apartments are
available?
The Polos offers 1, 2, and 3 bedroom apartments with a wide variety
of options available.
How close is the community to UF's
campus?
We are located on SW Williston Rd., just 2.3 miles away from
campus.
When is rent due?
Rent is due on the 1st of each month (whether it is a weekday,
weekend, or holiday). Online rental payments through the Resident
Portal can be automatically set up once the resident has moved in.
When is move-in day?
Please call our office for move in and move out dates.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee ranges from $250-$350, and pet rent ranges from $25-45.
Both pet fee and pet rent are dependent upon the age and weight of
your pet.
Do you allow subletting?
Yes. However, the resident will be responsible for finding his/her
own sublet. Once someone has agreed to take over the lease, both
parties will work with the leasing team to complete all necessary
paperwork and fees.
Do you allow co-ed apartments?
Yes.
Do you allow non-students?
Yes, The Polos offers residency to everyone that meets our
qualifications.
Do I have to pay for parking?
No. Parking is first come, first served throughout the property.
Residents receive a decal upon moving in to put on their car. As we
do have roam towing, visitors must park in designated visitor
parking.
